Coastal Carolina Home Watch Announces Ownership Change
Coastal Carolina Home Watch founder Jack Luber of Murrells Inlet has been providing Home Watch and other custom services to seasonal and part-time homeowners on the Grand Strand and Waccamaw Neck since 2005. During that time CCHW has established a reputation for discretion, confidentiality, and services personalized to alleviate the fears of their clients during their absence.
On January 2, 2024, Steven Montesano of Myrtle Beach became, President/Owner of Coastal Carolina Home Watch. Steven hails from Connecticut and brings his vast experience in land development, home construction, and real estate to CCHW.
Steven says: “I could not be more excited and confident about the future of Coastal Carolina Home Watch. Jack’s vision has always been to represent the best interests of our clients. To act as their advocate when they aren’t at the beach, and I have adopted that vision.”
Coastal Carolina Home Watch provides Home Watch inspections, preventative maintenance, Contractor Liaison Services, Concierge, Cleaning Services and Rental Assistance to its clients on the Grand Strand of South Carolina.
Coastal Carolina Home Watch is licensed, bonded, and insured. We carry workers’ compensation insurance, thus ensuring our customers’ protection while inspectors and other workers are at their property. All employees of CCHW must pass background and DMV checks. We take your privacy and trust very seriously. You have our word on that.

After spending two years learning the intricacies of Home Watch, Steven assumed the role of owner and President of CCHW. A resident of Myrtle Beach since 2016, he and his wife Deb have fully embraced the beach lifestyle, spending ample time enjoying the coastal areas of North and South Carolina. They have a passion for theater, often indulging in local productions, and they take delight in exploring the region’s rich history, food scene, and shops

Vickie Trout
Administrative Assistant
Vickie Trout joined the CCHW team as an administrative assistant in December 2023. She moved to Myrtle Beach, SC, in 1997 from Hyattsville, MD. Prior to joining the CCHW team in December, she worked for a property management company as an accounts receivable manager and office assistant. She will be Steven’s “eyes and ears” when he is in and out of the office. In her free time, she enjoys spending time with her husband and daughter, going to the beach, crocheting, and gardening. Her professional goal is to provide exceptional service and address all CCHW clients’ questions or issues in a timely manner.

Rob Santoemma

Rob Santoemma joined the Coastal Carolina Home Watch team in March 2025, bringing with him an extensive background in law enforcement. After serving 23 years in Connecticut, Rob transitioned into the Home Watch industry, eager to apply his keen attention to detail and commitment to service in a new way.
Having spent many years vacationing in Myrtle Beach, Rob and his wife made the exciting decision to call the Grand Strand home in July 2024. When he’s not keeping an eye on homes for our clients, you can find him enjoying the beach, perfecting his golf swing, or hitting the trails on his mountain bike.
Rob embraces this new role with enthusiasm and is ready for the challenges ahead. His dedication to learning and providing top-tier service makes him a valuable addition to the CCHW team.


JoAnn Montesano
Growing up with a father who made his name in real estate sales and development, JoAnn has spent her entire career in home related industries. From an early age she was involved in the real estate sales and property management fields. After graduating from Providence College she entered the world of mortgage finance. Over a 40 year period JoAnn served in vice presidential positions for People’s United Bank, Liberty Bank, Bank of America and TD Bank. Upon retiring from mortgage, JoAnn joined Coastal Carolina Home Watch. The skillset she honed in sales, development, property management and finance provides her unique insight into potential residential property maintenance issues. Relocating with her family from Connecticut to South Carolina in 2000, JoAnn is cognizant of issues particular to home maintenance in a southern coastal community. Her interests include fishing, MLB (GO Yankees!), and spending time with her family and dogs.
